Regal London inks Prelet with Epson for UK Offices

Epson UK has taken 30,530 sq ft at Regal London’s 140,000 sq ft best-in-class sustainable office development in Watford.

Regal London, the privately owned mixed-use developer, has agreed a prelet with Epson UK at The Clarendon Works, its office development on Clarendon Road in Watford, north of London, set to open in the third quarter of this year.

Epson UK, part of the Japanese multinational global technology company Epson Group, one of the world’s largest manufacturers of printers and imaging technologies, has taken 30,530 square feet across the third and fourth floor of The Clarendon Works on a 10-year lease.

The deal follows a letting to YoooServ, the flexible offices provider, in November 2023. As part of that agreement, YoooServ will take 16,795 square feet on the ground and first floors for 12 years, providing fully customisable flexible workspace with private offices, tech-led meeting rooms, breakout spaces and videocall booths, in addition to in-house catering and event space. On the ground floor Bla Bla which is the sister brand of YoooServ, will operate a café. Bomboni, a sister company will be located on the 11th floor bar and roof top terrace.

The deals with Epson and YoooServ bring The Clarendon Works to over 30% let, with another six floors in advanced negotiations, leaving two floors available. Floorplates on offer range from 14,477 square feet to 15,265 square feet.

In total, The Clarendon Works will comprise 140,000 square feet of offices over 12 floors.

The Clarendon Works will be 100% powered by renewable energy, certified by Ofgem’s Renewable Energy Guarantee of Origin scheme, and the building’s sustainability credentials were a key part of the appeal to Epson, the parties said. Designed by architect Fraser Brown MacKenna, the building is targeting BREEAM Excellent environmental certification and EPC A energy ratings.

It has also been pre-certified under the WELL Standard.
