Arada London, one of London’s leading residential led developers, has today celebrated the handover of a tranche of 294 newly completed homes at Fulton & Fifth to the London Borough of Brent. Equal to 40% of the total development, the homes were sold under the Council’s £85 million agreement made in 2023 and significantly help deliver on the Council’s commitment to increase the supply of affordable housing in Wembley.
Developed by Arada London, in partnership with Lasalle Investment Management and Cheyne Capital, Fulton & Fifth has transformed a formerly underused plot into a new waterside neighbourhood of 876 homes. The new neighbourhood is set within landscaped public spaces, new pedestrian routes and a green corridor along the Wealdstone Brook. Residents benefit from generous communal gardens, new walking and cycling links, children’s play spaces and improved access to the natural landscape that runs through the heart of the site.
The handover strengthens Brent’s ability to meet housing need, with homes going directly to those on the borough’s waiting list. The homes comprise a mix of one-, two- and three-bedroom apartments finished to a high standard – all with a private balcony or terrace. Residents have started moving into their new homes and are already exploring their new area.
This step forward reflects the collaborative effort between Arada London and Brent Council to deliver a sustainable, mixed-use neighbourhood that blends residential, leisure, workspace and public realm – fulfilling both immediate housing needs and long-term ambitions for regeneration in Wembley Park.

Arada London has worked extensively with the local community in Wembley, providing pro-bono support and temporary space for Stonebridge Boxing Club and collaborating closely with the Jason Roberts Foundation on improvements to the facilities. In addition, the Arada Academy at Fulton & Fifth, delivered in partnership with Building Heroes, gives local people the chance to develop practical skills on-site. It supports veterans, service leavers, reservists and their families, as well as residents furthest from employment, through construction training and tailored pathways into work.
